Finding Land for Building Your Custom Home

When building a custom home, it’s important to choose the right land and neighborhood.

If you already own land, you can set up a meeting with a homebuilder to review the potential issues of building on your land. But if you don’t, custom builders can help you find sites or direct you to a realtor who has specific knowledge of land that is for sale. Sometimes home designs can’t work on certain layouts, so it’s critical that you find a piece of land that can accommodate your exact plans for building your custom home. Your builder will walk you through how much preconstruction work is required, and they will also discuss layouts. They will review the placement of utilities, where a septic system will go, and where your driveway could be placed.

The Process of Building a Custom Home: Find the Right Neighborhood

After you narrow down your choices for the land you want to build your custom home on, you then have to consider the resale value of your home in the neighborhoods you are looking at. You want to consider how much current homes are selling for, as you don’t want to have your home seem as if it is oversized or overpriced. Consider the specs of other homes that have recently sold in neighborhoods you are looking at, and see if your custom home is going to fit within the price range of what other homes are selling for in that area. You obviously aren’t planning to sell your new custom home anytime soon, but you want to receive a fair price for your home if you do down the road.

The Process for Custom Home Building

When building a custom home, you want to make sure that you have every detail planned out. From the roof to the foundation, you need to make decisions before construction begins. Often times, a project can become delayed and costly when things aren’t planned out accordingly. For instance, you may find that materials aren’t readily available or you need to rip things out to accommodate a change order. Making sure everything that you want is readily available will not only save you time, but it will save you the headache of having to alter your custom home in a way that you weren’t expecting.
