If you’re planning a remodeling project for your home, you may be wondering about whether or not you need a permit. A permit is required for many projects so that the city government can keep a record of changes, and it will also ensure that inspectors check for red flags. So how do you know if the remodeling or renovation you want to get done requires a permit? A good contractor will let you know ahead of time, but typically any kind of structural, electrical, plumbing, or mechanical work will require a permit. Here are a projects that may require a permit.

Window installations – You will need a permit to cut holes for windows that are bigger than your old windows, skylights, and new doors with windows.

Structural changes – Any kind of structural change your home will require a contractor to get a permit. This may include such things as load-bearing walls, balconies, decks, porches, roofs and foundation flooring.

Additions and remodels – Remodeling projects, additions, repairs, replacements or upgrades that total more than $5,000 will require a permit. Detached structures like garages, sheds and platforms are also included. Construction that’s less than 200 square feet, however, is exempt.

Plumbing and electrical – Plumbing replacements and new electrical wiring–whether it’s an outlet, switch, ceiling fan or overhead lighting–will almost certainly need a new permit. Small repairs and light fixture installations will not.

Renovating Without a Permit

Smaller projects usually do not require a permit. Some projects you can do without a permit include:

  • Replacing/installing a new faucet
  • Installing new countertops
  • Minor electrical repairs
  • Installing new flooring such hardwood, carpeting, linoleum or vinyl tile,
  • Wallpaper or painting
